By now I’m sure you’re aware the new Kemtek development, Oak Estate, located in Portmore is launching Phase 1 sales on Monday, September 25, 2023!

Below are the exact steps that need to be taken to ensure you secure a unit in Phase 1.

The below documents/forms should be submitted to Kemtek beginning September 25th.

  • Tax Registration Number (TRN) – If you are in need of a TRN I offer an expedited service where clients receive their TRN Letter 48 hours after documents arrive Jamaica. Here is the link if you know anyone in need. https://sidehustlemama.ck.page/products/jamaica-trn
  • Valid Photo ID – this can be a driver’s license or Passport that is NOT expired.
  • 10% Deposit (this is 10% of purchase price of the unit you are wanting to purchase)
  • Proof of funds (bank statement showing money in your account) for Cash purchase or mortgage pre-approval letter. If you are in need of a mortgage pre-approval letter you can obtain all requirements and instructions here: https://sidehustlemama.ck.page/mortgage Clients typically receive a pre-approval letter in one week.
  • Completed application form. Kemet has a NEW application form that can be filed out and submitted online here: https://kemtekjahomes.com/application-form/

My two cents on Kemtek and Oak Estate

At this point, my husband and I have purchased two Kemtek homes. One in Drax Hall Manor in St. Ann in 2016 and the second in Stonebrook Manor in Trelawny in 2021. The home in Drax Hall Manor is the Royal floorplan and Stonebrook Manor is the Vista floorplan.

The Vista

The 2 bedrooms / 2 bath model is ideal for a small family or Airbnb. The bedrooms are a bit small, but each have their own bathroom which is convenient.

The Royal

The 3 bedroom / 3 bathroom model is a great layout for a vacation home, retirement or Airbnb. Each bedroom has an ensuite bathroom, separate laundry room, open concept and a large front veranda…which is my favorite spot in the house! The master bedroom is also very large and easily accommodates a King bed.

Increase in Value

The home in Drax Hall Manor has increased roughly 300% since 2016 and Stonebrook Manor has doubled since 2021. These homes are incredible investments. I believe Oak Estate will also rapidly increase in value due to the development, shopping, restaurants and homes being built in the area. Not to mention the proximity to Kingston and KIN airport.

Kemtek is also a reputable developer in Jamaica. They have produced numerous successful developments and you never have to guess at how the end product will look!
