My husband and I recently returned from Jamaica, where we helped a subscriber setup their new home in Camelot Village for LTR. IT is a 2 bedroom, 2 bath home in Phase 3 of the development. Below are some helpful takeaways from this experience.

Landscaping is a Must

The yards are Camelot Village are very rough. Most of the yards need a bit of leveling off/grading and removal of rocks and broken up cement. It is also very helpful to bring in top soil to aid in the growth of grass and other plants.

Our landscaper got to work the second day we were there. He began planting grass and also small shrubs and plants around the front and side of the home. We enjoyed our trip to the plant nursery to select low maintenance, yet colorful plants.

I suggest starting the landscaping process as soon as possible. It will take time to get the yard to an appealing state. Below are photos of the home when we took possession and one week later. It has a ways to go, but you can definitely see the progress!

A/C’s and Fans

Camelot Village is nicely located near the ocean so there is a nice breeze, however I highly recommend installing A/C’s and Fans in the living area as well as each bedroom. They can be purchased at Appliance and TV Depot in Kingston or Blingerz in Ocho Rios. Installation for a 2 bedroom house takes most of the day for a 3 man team.

Having A/C’s and Fans will help rent your home quicker than other homes.

Water Tank

Due to the amount of homes being built in the area, there are frequent water service disruptions in Camelot Village. It is possible that water could be unavailable for days at a time. This would not be ideal for renters so the owner approved the installation of a water tank.

This process can take a few days so I suggest starting as soon as possible. Below are the steps for installation and setup.

  • Purchase tank and all needed material
  • Mason to build a cement base for the tank
  • Electrician to install switch
  • Plumber to setup tank, dig trench for piping
  • Fill tank with water
  • Test shut off mechanism to ensure tank does not overflow
